If you let a property with gas appliances, the law requires a gas safety check every 12 months by a Gas Safe registered engineer. You must give the tenant a copy of the record within 28 days, and give it to any new tenant before they move in.
The penalties for not having one are severe, and if something goes wrong without a valid certificate the position is far worse. It's a straightforward job that simply needs doing on time, every year.

How often do I need a gas safety check?
Every 12 months, by law, for any let property with gas appliances. The record must be given to the tenant within 28 days, and to any new tenant before they move in.
What if an appliance fails?
You'll be told exactly what's wrong and what it needs. If an appliance is immediately dangerous it must be disconnected, and that will be explained clearly at the time.
Can you deal with the tenant directly?
